Data Attributions

Subudi's property insights are built from public datasets published by government agencies and open data projects. We acknowledge each of them below, along with the licence it is published under and what we changed.

In every case the data has been modified — cleaned, reshaped, combined with other datasets, and used to calculate the features you see. None of the organisations listed here endorse Subudi or check what we do with their data. For a plain-English summary of what each kind of data is used for, see our Terms of Service.

Modified by Subudi: census and SEIFA measures are joined to properties through their meshblock and used as neighbourhood characteristics. Suburb and locality boundaries are combined and simplified to seed the editable area shown on the map when you fine-tune your search area.

OpenStreetMap

© OpenStreetMap contributors, licensed under the Open Database License (ODbL) 1.0. OpenStreetMap data reaches us two ways: as a national extract we process ourselves, and as the map you see on screen, which Mapbox builds from it.

Modified by Subudi: points of interest — railway and light rail stations, beaches, airports, supermarkets and shopping centres — are extracted from the national data, filtered and aggregated. The road network is used to calculate the walking and driving time areas behind "within N minutes of" searches.

Modified by Subudi: land values are matched to addresses, and strata block values are divided across the units in the block to give a per-unit land share.

How Subudi uses it: past sale prices train the models that produce a property's estimated price. We also show individual sale records on a property's notes page — when that property last sold and for how much, and the same for nearby properties we compare it against. Records are shown as published and credited to the Valuer General, and we do not republish or redistribute the dataset itself. Figures worked out from the records, such as the median of nearby sales, are ours and are calculated when you open the page.

How we use school catchment data

Modified by Subudi: catchment boundaries from all five jurisdictions are combined into one national dataset, matched to a common school identifier, and tested against each property's location. Catchment boundaries change, and enrolment is decided by the school and the relevant education department, not by us. Never rely on a Subudi catchment match when making a purchase decision — confirm it directly with the school or department first.

Property listings

Property listing information is collected from publicly available sources. It is published by agencies and their listing portals, and remains theirs. Where we show a property we link to the agency's own listing, so the agency that published it gets the visit. Listings are often taken down once a campaign ends, so an older link may no longer work.

Changes to this page

We add datasets as new features are built, and remove them when a dataset stops being used. This page is updated when that happens.
