Welcome to Subudi

These Terms of Service ("Terms") are an agreement between you and Subudi Pty Ltd (ABN 56 692 694 241) ("Subudi", "we", "us") and govern your use of the Subudi service. By creating an account or using our service, you agree to these Terms. If you don't agree, please don't use Subudi.

What Subudi Does

Subudi helps you find properties that match your preferences using AI-powered recommendations. We scan property listings, analyse your preferences, and show you relevant matches.

What we're not:

  • We're not real estate agents or brokers
  • We don't represent buyers or sellers
  • We don't guarantee property availability, accuracy, or suitability
  • We're not providing professional advice (financial, legal, or otherwise)

Your Account

Creating an Account

  • You must be at least 18 years old to create an account
  • You need an email address and password to use Subudi
  • You're responsible for keeping your password secure
  • You're responsible for all activity on your account
  • One account per person, please

Account Security

If you think your account has been compromised, email us immediately at contact@subudi.com.au.

Acceptable Use

You agree not to:

  • Use Subudi for anything illegal
  • Share your account with others
  • Scrape, copy, or download property data in bulk
  • Reverse engineer or attempt to access our systems
  • Submit false or misleading information
  • Harass, abuse, or harm others
  • Use Subudi to spam or send unsolicited messages

Service Changes

Subudi is a free service that we actively develop and improve. This means:

  • The service may change, pause, or have bugs
  • Features may be added, removed, or modified
  • We're not liable for service interruptions or data loss (though we try hard to avoid both)

Property Listings & Recommendations

No Guarantees

Property listings come from third-party sources. We do our best to show accurate information, but:

  • Listings may be outdated, incomplete, or incorrect
  • Properties may already be sold or unavailable
  • We're not responsible for third-party listing accuracy
  • Location searches are resolved automatically and may occasionally match the wrong place - check the displayed location name before relying on it

Recommendations Are Not Advice

Our AI recommendations are based on your preferences and available data. They're not professional advice. Always:

  • Do your own research
  • Inspect properties in person
  • Consult professionals (conveyancers, building inspectors, financial advisors) before buying

Where Our Data Comes From

Subudi combines property listings with reference data from government, open, and commercial sources to power features like travel-time areas, school catchments, and proximity to beaches, stations and shops. Broadly, we use:

  • Property listings — published by agencies and their listing portals
  • Address and boundary data — Australian government sources, including the national address file and Australian Bureau of Statistics geographic boundaries and census data
  • School and catchment data — published by state and territory education departments and national schools data sources
  • Points of interest and road networks — open geographic data used to calculate walking and driving times
  • Land and valuation data — state government land value and property datasets
  • Elevation and terrain — the national digital elevation model, used to describe a property's slope, landform and position relative to the surrounding land
  • Mapbox — resolving the places you name into locations, and calculating walk and drive-time areas
  • Google Cloud, Firebase and Google Gemini — hosting, accounts, and the AI that interprets your preferences

These datasets are supplied by their publishers, are updated on their own schedules, and may be incomplete, out of date, or wrong. Coverage also varies by state — some features work in more places than others. We attribute sources as their licences require, and we're working on a dedicated attributions page listing each dataset and its licence. If you believe we've used a dataset incorrectly or without proper attribution, email contact@subudi.com.au and we'll fix it.

Attributions

Some sources require us to credit them by name and say that we've changed the data. Those attributions are listed here, and will move to the dedicated attributions page when it's built.

Modified by Subudi: sampled at address locations and used to derive slope, aspect, landform classification, and measures of a property's elevation relative to the surrounding land.

School catchments in particular: catchment boundaries change, and enrolment is decided by the school and the relevant education department, not by us. Never rely on a Subudi catchment match when making a purchase decision — confirm it directly with the school or department first.

Your Data & Privacy

Your use of Subudi is also governed by our Privacy Policy, which explains how we collect, use, and protect your information.

  • You can delete your account anytime

Voluntary Contributions

Subudi is free to use. We accept voluntary contributions through Buy Me a Coffee, a third-party platform, to help cover running costs. Contributions are entirely optional, do not affect your access to any features, and are handled by Buy Me a Coffee under their own terms of service.

Cancelling Your Account

You can delete your account anytime by contacting contact@subudi.com.au. When you delete your account:

  • We'll remove your personal information
  • You'll lose access to your saved preferences and recommendations
  • This action is permanent (we can't restore deleted accounts)

Intellectual Property

What We Own

Subudi owns the platform, code, design, and branding. You can't copy, modify, or redistribute any of this.

What You Own

You own the preferences and information you submit. By using Subudi, you give us permission to use your preferences to provide recommendations and improve our service.

Property Listings

Property listings, photos, and descriptions remain the property of their respective owners. We display them to help buyers discover properties and we link back to the original source. If you're a rights holder and would like content removed, contact us at contact@subudi.com.au and we'll respond promptly.

Disclaimers & Limitations

Service "As Is"

To the maximum extent permitted by law, and subject to the Australian Consumer Law, Subudi is provided "as is" without warranties of any kind. We don't guarantee:

  • Uninterrupted or error-free service
  • Accuracy of recommendations or listings
  • That Subudi will meet your specific needs

Limitation of Liability

To the maximum extent permitted by Australian law:

  • We're not liable for indirect, incidental, or consequential damages
  • Our total liability is limited to the amount you've paid us (currently $0)

Australian Consumer Law: Nothing in these Terms excludes, restricts, or modifies any consumer guarantee, right, or remedy you have under the Australian Consumer Law or any other applicable law that cannot lawfully be excluded, restricted, or modified. To the extent we are permitted to limit our liability for a breach of a non-excludable guarantee, our liability is limited to resupplying the service.

Termination

We may suspend or terminate your account if you:

  • Violate these Terms
  • Use Subudi in a way that harms others or our service
  • Engage in fraudulent or illegal activity

We'll give you notice and a chance to respond before terminating your account, except in serious cases — such as fraud, illegal activity, or conduct that harms other users or our service — where we may act immediately.

Geographic Scope

Subudi currently only shows properties in Australia and is intended for users in Australia. If you're accessing from outside Australia, these Terms still apply.

Governing Law

These Terms are governed by the laws of New South Wales, Australia. Any disputes will be resolved in the courts of New South Wales.

Changes to These Terms

We may update these Terms from time to time. If we make material changes, we'll notify you by email or through a prominent notice on our website at least 14 days before they take effect, and we'll update the "Last Updated" date above. If you don't agree with the updated Terms, you can stop using Subudi and delete your account at any time before they take effect.
