You can combine these — e.g. "Inner West or Coogee, not Newtown"

State is inferred from the suburb — defaults to NSW if ambiguous.

Name a business, landmark or street address and we'll look it up — we show you the place we matched, so you can check we got the right one. Coordinates work too (tip: right-click in Google Maps to copy them).

Walk and drive times follow real street routes, not straight-line distance. Vague references we can't look up ("near my mum's place") won't work — name the place.

Broad categories: house, apartment, land

Specific types: townhouse, villa, duplex, terrace, semi-detached, unit

Specific types depend on how the agency listed the property — results may be incomplete. Broad categories (house, apartment) are more reliable.

Exact numbers, minimums, or ranges

e.g. "3 bedrooms", "at least 2 bathrooms", "3-4 bedrooms", "1 car space"

Budget or range — e.g. "under $1.5M", "$800k-$1.2M", "around $2 million"

Many listings don't include a price. We use estimated prices which are still being refined — consider using a generous range so you don't miss good matches.

These features are inferred from the listing description provided by the agent — they may not always be accurate.

How steep the block is — e.g. "flat block", "nothing too steep"

Where it sits in the landscape — e.g. "up on a hill", "not down in a gully"

What the area is like — e.g. "hilly area", "flat suburb"

Height above sea level — e.g. "above 8 metres", "at least 20m above sea level"

Terrain comes from the national elevation model, accurate to within several metres — not a survey. It is not flood mapping: if you ask to avoid flood-prone areas we exclude low-lying land, which is not the same thing. Check council flood maps before relying on it.

Beach, train station, light rail, shops, airport

e.g. "near the beach", "10 minute walk to the train station", "within 500m of a train station", "far from airport"

Tip: say "train" or "light rail" specifically — "public transport" is too broad for us to filter on

Say it in minutes ("10 minute walk", "15 min drive") and we'll match actual walking/driving routes, not straight-line distance — a plain "near" defaults to a 15 minute walk

Name a school and we'll only show properties inside its catchment

e.g. "in the Epping Boys catchment", "zoned for Cherrybrook Technology High"

Happy with more than one? Name them all — e.g. "either Epping Boys or Cherrybrook Tech"

Government primary and secondary catchments in NSW, VIC, QLD, SA and ACT. Close enough on the name is fine — we'll match it and show you which school we found.

This works for schools you name specifically. "Near a good school" isn't something we can filter on — and always confirm the catchment with the school or your state's education department before relying on it.
